That should be OK.
Download the Flex 4.5 SDK and put it in a folder somewhere.
Download the Air 2.6 SDK and unzip over the top of the Flex SDK to merge the two SDKs in one folder.
Checkout the Xerte 3.0 source code.
In /Xerte35/ are two batch filesCreateCertificate.bat and PackageApplication.bat. These need Mac / Linux equivalents - probably some examples in the SDK somewhere, some sort of bish bash bosh script, should be the same script for both platforms, yes, because Mac OSX is really Unix at heart?
You need to change the path to the Flex SDK in both files to point to your Flex SDK folder.
In PackageApplication, change this line: set AIR_FILE=air/Xerte3Beta.exe to the name of the Mac installer you want to produce.
Run createCertificate - you only need do this once.
Then run PackageApplication
Repeat for Linux installer.
Does that do it?

I can try both, but we haven't got the newest mac. It's a OSX10.5 (Leopard) machine.

Any mac users who can build the Xerte 3.0 code and create a Mac installer out there? I don't have a Mac, and wouldn't know what to do with one if I did, but you need to compile the Mac installer actually on a Mac using the Flex SDK.
We'll probably need to do this a few times, so it would be great if someone could get things setup (checkout the Xerte 3.0 code, download the flex SDK and put it in a folder on your system somewhere) and be ready to make new builds from time to time (possibly daily for a while).
The existing Mac installer is way out date, and could really do with bringing up to speed with the windows one,
